Biography
Carlton Dean, CCIM, is Managing Director for Sperry Van Ness l Southland Commercial in North Florida. Based out of the Tallahassee, Florida office, Carlton’s territory includes all of Northwest Florida, from Tallahassee to Pensacola. Carlton has earned a reputation, through volume and consistency of transactions, as one of North Florida’s leading and most respected commercial real estate investment advisors.
Carlton prides himself on his ability to build relationships with clients ranging from corporations and institutions to the individual investor looking to enhance their investment real estate holdings. He includes his clients in all aspects of the property marketing process. Additionally, he keeps his client apprised of available investment opportunities. To best serve his clients, Carlton has built strong working relationships within the real estate community allowing him to find the right buyer and/or seller for his clients-thus achieving maximum value for the transaction and the client.
Carlton has over 13 years of office and medical-office brokerage and development experience and has unique perspective on development transactions that allow him to greatly add value to any transaction.
An elite Certified Commercial Investment Member, CCIM Carlton is considered to be a recognized expert in commercial real estate brokerage, site selection, development, leasing, valuation and investment analysis. He is one of only 8,000 of the 50,000 real estate practitioners in the U.S. to hold this designation, which requires completion of graduate-level curriculum and attainment of a specific degree of professional experience and transaction volume.
As a seasoned Advisor, Carlton is a CoStar Power Broker, Commercial Realtor of the Year Award recipient, and ranks as one of the leading commercial Advisors in the North Florida market. He is a graduate of Leadership Tallahassee, Class XVI. He serves on the Board of Directors for the Tallahassee Builders Association. He is an active member of the Tallahassee Board of Realtors, Florida CCIM Chapter, and the Florida Association of Realtors.
A native Floridian, Carlton resides in Tallahassee with his wife, April and their son, Baker. He received his bachelor's degree in business from Florida State University, with a concentration in Entrepreneurship and Small Business Management. He is active in his church -- Faith Presbyterian -- and volunteers his time on behalf of the Sigma Chi Fraternity alumni association.
